When you build an audience in Meta Ads Manager, you’ll see two terms that sound similar: Custom Audience and Lookalike Audience. Both start with people connected to your business, but they work in very different ways.
A Custom Audience helps you reach people who already know you. A Lookalike Audience uses an existing group as a model to find new people with similar characteristics.

What Is a Custom Audience?
A Custom Audience is built from people who have already interacted with your business in some way. That could include contacts in your database, past clients, open-house attendees, website visitors, people who watched one of your videos, or leads who completed a form on Facebook or Instagram.
Because these people have already had some contact with your brand, Custom Audiences are commonly used for follow-up and retargeting. For example, an agent could create an audience of past open-house attendees and show them a new listing, a buyer guide, or a local market update.
Simply put, a Custom Audience works like a digital follow-up list.
What Is a Lookalike Audience?
A Lookalike Audience also starts with an existing group, but Meta uses that group differently. Instead of showing the ad to the original contacts, Meta analyzes the audience and looks for new people who share similar characteristics or online behaviors.
For example, an agent might start with a list of past clients. Meta would then use that list as a model to build a larger audience of people who resemble them.
The simplest way to understand the difference is this:
A Custom Audience tells Meta, “Show this ad to these people.”
A Lookalike Audience tells Meta, “Find more people like these people.”
For real estate agents, Custom Audiences have a clear purpose. They help you stay in front of past leads, former clients, website visitors, social media followers, and other people who are already familiar with your business.
Lookalike Audiences aren’t available for housing ads.
Ads promoting listings, home sales, rentals, mortgages, and other housing opportunities fall under Meta’s Housing Special Ad Category. These campaigns can’t use a standard Lookalike Audience to find new people who resemble past clients, leads, or website visitors.
So, while an agent might want to upload a list of past clients and ask Meta to find “more people like them,” that isn’t an option for a housing campaign. Meta instead delivers the ad using the audience controls permitted within the Special Ad Category.
