I'm looking for a good IDX solution. Our MLS does not transfer via RETS, only Flat File. Here is a list of vendors that currently work with our MLS. If you know of another vendor that transfers via Flat File let me know.

– attended a product demo conducted by Joseph Skousen. I was impressed with the tool. After the demo I asked if there were any KW agents using it. I asked if he can provide me with a few names so I can schedule some time with them to discuss their experience with the tool.
- Later that evening I received an email from Joseph with attachments of the documents that go over the Lead Promoter packages and the Features List. Also, he included 5 non-KW agents that “I can check out”. Joseph also said “I looked into the KW request. We do work with a decent number of KW agents, but they have to be on a list where they have cleared us to send out, and I don't have any on that.
- I wrote Joseph back thanking him for the information. I also mentioned, I find it hard to believe that not one of the KW agents is willing to share their experience with your product. The KW culture is to share and help out whenever needed.

- Joseph sent me an email stating “Thanks for your response. It is not that they are not willing, only that we always have a current group (it cycles so no one agent/broker gets hit up with too many such requests too often), and there weren't any in the current group. I can see this is important for you, so I am happy to see if our folks can call and confirm with 1 or 2, then get back with you on it.

- I received a voicemail from Caleb Sitzmann stating “I'm Caleb from Inside Real Estate. Joseph asked me to follow up with you since he is busy at the moment.
- Caleb and I talked; I explained to him that I was still waiting on a list of KW agent from Joseph. Caleb said he would look into it and send me an email.
- Received the email from Caleb stating “Sorry that I wasn't able to get back to you until now. Feel free to contact Dan Grieb with Keller Williams. www.dangrieb.com is his site. He's one of the top ranking agents with KW, and we take care of his web solution. Give me a call later this afternoon. Let's get you going. Time is money”
- I followed up with; thank you for the information. Were you only able to find one existing KW agent that I could talk with? I'm looking for at least three

Caleb called to follow up on my previous email. He started off with “One KW agent isn’t enough for you?” I explained to him that I asked for at least 3. Caleb responded with “we gave you 8 references, isn’t that enough”. I told him that Joseph sent four non-KW agents and you only sent one … that doesn’t totally 8. Caleb then started to get loud and unprofessional. He wanted an explanation to why I needed 3, and then attempted an analogy to what if my client wanted to talk with a previous owner of a house I had listed, would I allow it.
I told him that this type of communication and behavior says a lot about you and Inside Real Estate. I am no longer interested in your product. Thank you for your time and hung up.

It works on my personal but not on my business account.
The big value with us (I work for SmartZip) isn't necessarily direct mail because of course you can save a few bucks if you want to use another vendor for the mailings although that can also be more work but it's an option. The value with our program and the reason Intel has backed us financially is our analytics. We use a combo of public data and licensed consumer data (which we pay hundreds of thousands for) to determine who is most likely to sell their home this year. We look at 250 different attributes on each homeowner and home i.e. age of residents, age of kids, income info, equity, type of loan, how many vehicles, etc... and then we're looking at every listing/transaction in that area in the last 30, 60, 90 days, 12, 24, 36 months, 5, 10 years, etc... to find commonalities between these homeowners which tells us who is going to sell this year. Also, the best thing we do on the marketing side now is our Branded Online Advertising where were now able to go out and buy the Cookies that are already on the Internet Browsers of everyone in your specific/exclusive territory and then serve up Branded Banner ads in front of them as they surf the web. A lot of good questions though from everyone. Feel free to message me if you have specific questions I can answer.That's probably typical of any idx vendor since a RETS file is a standardized format regardless of the MLS whereas a flat file format and layout can vary dramatically from MLS to MLS
