Meeting with buyers/buyers agent/seller/sellers agent and contractor to explain that there is nothing wrong and the invoice that shows the repairs and what was done to fix the problem. If they still want it, then say "no" and walk away. If they still want it, suck it up and do what they want. But, make sure they put in very detailed writing what they want done.
Apparently it's a transaction software that puts all of the emails, documents, texts, faxes and transaction details in one place. You can add people like the listing agent and the buyers and sellers. Everyone can communicate and send emails. It kind of gives a timeline too from now until closing on what the status is and what needs to be done. I hope that I explained that correctly.
I can say that before I was a realtor, I always found my realtors at open houses. It was my interviewing process. If they were friendly and helpful .... And stayed in touch!! I always used them in transactions. They didn't have to have any fancy handout or a system. Just warm and friendly and always kept in touch.
