Yes, we are in a waterfront resort town and are the last building as you walk the riverwalk to Lake Michigan and the beaches. It is a great opportunity to get walk in's and floor calls from people out and about calling off of signs or the web for more information on our properties in the area.
Not any longer. With today's tech that offers floor plans photos and video. Less than 1% of homes have sold from Open Houses an the only ones I see are nosy neighbors and those looking for remodeling ideas. Also add in thief's casing a place. Now on the other ham if you are looking to get buyers for other future homes, then by all means they are a way to get your name out
As a professional, I find it strange that agents are ok with their competitors answering their calls. My opinion is that floor duty is a way for large companies to avoid paying staff and for them to save money on showing services. I hate calling an office to schedule appointments with an agent that takes forever and has no clue what they are doing. It's a shame for the sellers, because when some agent bumbles around and tries to figure it out, I've moved on to another listing. The good agents won't be answering the brokers phone, they will be prospecting or working their own business instead of trying to steal from others. The listing agent is generating the calls, they should go directly to them. As a broker/owner I pay for an unlicensed genius to answer the phones and transfer the calls to the listing agent or whomever is in rotation for the calls. We are obligated to do our best for the seller and I feel strongly that a showing service is critical in capturing the most appointments.
I don't believe in them as a general policy because of: a) the liability involved regarding the sellers belongings and not being able to screen and control who is in the house and b) the vulnerability of sitting in a house alone with the door unlocked where anyone can walk in. There have been several murders of agents at open houses in recent years and I do not feel comfortable as a result nor do I want my agents dong them.
