Have any of you ever provided "gift cards" to listing clients during the period of the listing? It was suggested to me as an idea to make Open Houses and the time clients have to leave for showings easier. I've NEVER done it, thought of it or really know how I fell about the idea. Any Thoughts?
I 've been having conversations recently with some successful agents here in Tampa about where and what we spend our $$$ on. I'm wondering, what the norm is across the country. Be as specific as you are comfortable... WHERE DO YOU SPEND YOUR MONEY and ON WHAT?
3000! Whoa! To para- phrase John Wooden, Not preparing, is in fact preparing to fail. This has got me thinking, in fact I prepare most days for things that may or may not happen. Reading, writing, educating myself on the things that will make for a successful day. Knowing what your talking about or hat you are doing, doesn't happen without preparation. .... And spell cheking
A beautiful thing happens when people discover their passion and find a way to express it. Their enthusiasm is magnetic and attracts interest from others, be it in the form of an audience or customers.
It will be initiatives like this that will change things. The most beautiful of changes do not happen over night or with a hammer .... the "water upon rock changes" are the most amazing and awe inspiring! Just look at the Grand Canyon.... didn't happen over night. Thanks Michael and those on this sight dedicated to make the changes .. or at least shine a light on the issues that need addressing.
Anthony: Good one! And I'd even take it a step further and think like this: assume YOU are going to do EVERYTHING (that you can reasonably do, of course; you can't do the lender's job, for example) on EVERY DEAL. Then, when any other party does their job, it feels like a bonus. And when they don't, you're not shocked or disappointed. I developed this mentality a long time ago, and it has served me VERY well.

I love exact! I have an activity plan set to run for every buyer under contract which keys off of the ratification date and the close date. Having both of those means you can use a template. Newsletters are handled well also.
