Chris--rather than confront, ask questions. What was your motivation for writing this email? Use it as an opportunity to do some serious competitor reconnaissance. Offer to let them complete the course because you keep the commitments you make. The word will get out, both about how great you are. If you really want to up the ante, do as one of the top recruiters in the country does when someone leaves her office. Send the biggest bouquet of flowers to that person wishing them the best :-) Keep us posted!
Showing the ability to pay more also shows the ability to walk away from the subject property..its demonstrates the buyer has other options. Give me an over qualified buyer and I will get your client to the front of the line. And per chance there is no line, well, that is the market telling the Seller they are overpriced and neither this buyer's ability nor any other's buyers ability can change the dictation of the market.
