Joe - I haven't seen it from your perspective recently, but...I have had two (very successful) agents try and buy listings of mine recently...I was SHOCKED at how unbelievably emotional and irrational they were...I think there is something to the policy at some Companies that does not allow agents to negotiate for themselves.

As much as we like to think that we are in some sort of Darwinian profession, the strongest are not necessarily the ones that survive. Timing is the main ingredient in success in real estate.
