Curious... when did it become generally acceptable practice to find workarounds and cheats in order to violate a website's Terms of Service?
File this under, "Things I can't figure out that are driving me crazy" from my sites Analytics. I understand the traffic fluctuations noted on the image. But for the life of me I can't figure out the shift in traffic. There isn't any one post, I didn't do any additional promotion, nothing changed - except the traffic. It just increased. Any analytics guru's out there have any suggestions on things to look at?
There was a great discussion here when this video first came out. Probably impossible to find now, unless you page down forever (probably my biggest gripe about FB and why those that think it can replace a website are mistaken. It's almost impossible to find something on a FB page or group, even if you know it's there...)
In AZ, response time is built into the contract boilerplate. I guess I just assumed every state had something similar. You can submit an offer with no expiration or response date??
I think single property sites are more effective at appeasing sellers than actually attracting attention and getting the home sold. Due to the relatively short term nature of a listing, there is little chance a single property site can rank well in search engines and truly attract eyeballs. I'm not really a fan of doing ineffective marketing just to make sellers think I'm doing something special.
I also offered to mentor her here for a few months at the front desk, so she could watch what goes on and decide whether or not this is the career for her. She has enthusiasm and seems confident in herself, which I like. I use the "front desk test" all the time and normally hire only agents with 3 years+ experience. But I will occasionally take on a newbie if they are full time and agree to be mentored.

I agree, Susan. Just imagine hundreds (thousands in my market) of agents previewing every new listing. Even if it were broken down into a 5 mile radius of my office, it would mean hundreds of agents previewing hundreds of listings... heck, even if only a fraction of the agents previewed a fraction of the listings it could be a major inconvenience for the seller and, in my opinion, a huge waste of time for the agents. Even when considering just my office agents/listings it makes no sense to me. In the past 2 years I have only shown 3 office listings and only sold one of them (other than my own listings).
