Would you rather have videos automatically created on your listings (zero work) and automatically posted to your website (from mls photos) or would you opt for the additional flexabilty (and work) of building it yourself?
NAR recently made a new rule that lets an MLS (at their option) create another feed---NOT IDX, in which other brokers can Opt In---which could be used for social media syndication of listings. But its outside of IDX and all of the rules that apply
Zillow has to get the listing some how---it is either set up on an indevidula feed from a broker, or set up one by one from an agent. When the agent/broker sets that up---they give up all rights to that data
After talking to alot of new upstarts lately, for ME it's all about "who would I want to have go to court with me"....if I'm not my own QB then I need to know that the group that has my back is competent. Nothing else really matters.
Jeez! People think local board members get paid? It's strictly voluntary. Some cities like mine have the MLS separated from the local association. It's a separate business. It serves REALTORS and non. The MLS offers a specific promise of compensation, while the syndicated sites do not. The MLS is strictly ruled by regulations. The syndicated sites are not. Hell will break loose overnight if syndicators allow an opt-in commission co-op field, since that will never feed down to them from a MLS. The smarter thing to do to save the industry is to shut off syndication. Save real estate at every local and city level. The syndicated sites need us. We do not need them. We can run our business without them. They can't survive without us, but they have a badly tarnished reputation among us if you believe these groups and the comments. That's how you save the jobs of real estate agents, particularly the buyer's agent. Domesday will come. We're on the path.
