I get as much as 30 leads a year. Closed about 6 last year. So far this year 7 leads. 4 are ready willing and able. To move forward. 1 currently negotiating on a home. I should close at least 11 this year from facebook.
I always tell Realtors form a group and when you share a listing of facebook. Those members should share it too and then state call me if you are interested in this home. Most agents are afraid to form these groups.
I give info and tips nothing to in their face covering buying, selling,short sales etc. I keep it personal. I use real.life situations and share it in consultive manor. I am sensitive to needs and wants. I have a few good slogans that are stuck in their heads. I let them know I care. And I really and truly do care. If I get enough likes on a post. I promote it. And usually can see the traffic increase on my website. I also allow leads to friend request me on facebook. When I post a picture of a happy facebook friend that just sold or purchased a property (with their permission my referrals usually spike). Facebook has been my main source of business for a few years.
I am aware that other agents block me on facebook. If you interact properly with other agents in facebook even the ines that are always speaking about the business. You can get business from them or do business with them. Facebook is a daily networking event that doesn't require you to wear your power suit or that awesome dress.
